how do banks qualify people for commercial loans?

i was told that banks look at rent income vs expenses? someone else said credit, another said amount of Down payment. Can you please inform me how banks qualify people? Please let me know. Thanks a lot.

Any No Doc, Stated Income Commercial loans out there?

Looking to purchase land, and build income property, warehouses, and need to do it without income verification AND little to zreo down payment…

I have decent credit, 745, and currently own 2 houses, one as my primary residence and another as income property…

Any loans/lenders who can supply 100% financing with a no doc or stated income loan for commercial property? Loan amount will be $900,000

Does anyone know of a lender who will provide commercial loans to someone who filed bankruptcy?

I filed for bankruptcy two and a half years ago after getting divorced. I am now trying to buy an existing bar/grill. All the lenders I spoke to will not loan to me till after my bankruptcy is off my credit report(another 7 1/2 years), even though my credit score is average, I have money down, collateral, cosigner and would have equity in the business property.
Does anyone know somewhere that would consider giving me funding???

Can you take segmentary commercial loans from a bank?

Like take a small loan(let’s say $100-200) for starting the business very first stuff, and then take another loan after few months (of about $1,000-5,000) to buy the rest.

A. reserves and deposits equal to that amount will be gained.
B. excess reserves will be $2.6 billion.
C. excess reserves will fall to $1.7 billion.
D. excess reserves will be reduced to zero

I want to offer commercial loans. I am runnimg into lenders that do the loans themselves. We want to send in broker packages to them and sell their loans. Moreover, we would like to find lenders that offer interest only loans.. Thanks

How many point do lenders pay on commercial real estate loans?

I’m considering getting into commercial real estate loan brokering and I would like to find out how many point lenders usually pay on these types of loans. I know the amount can vary, but I’m looking fo a range so I can calculate my possible commission. For argument’s sake let’s say an average loan amount would be $2.5 million. But, any info on how the system works on loans larger or smaller than that would be helpful also. Thanks.
